We met Kymbal Dunne of Broken Arrow Property Advisory in mid October 2022. He had been recommended by our investment manager, Nic Evans of JB Were as an expert who could help us find a solution for our new premises. Our previous occupancy was changing ownership and we had to find a new premises in a short period of time.
He was briefed that we had to identify new premises and relocate the office of Sydney Children's Hospital Foundation by mid January 2023 as we were required to return our premises at 65 York Street to the new owner.
Kymbal determined a strategy for approaching the office market on our behalf and assembled a comprehensive list of available premises in the Sydney CBD of 300 - 400m2. Due to the tight timing we refined the options to three key properties based upon the suitability of the existing fit out. Other indicators were important, like location and building quality however timing was the key driver. After inspecting and re-inspecting the options with our staff we ranked them. Kymbal helped with the negotiations with each owner.
In the end we did a very good deal which delivered space in a quality building and in an excellent location at 77 King Street. The floor where our suite is situated provides excellent natural light and we are happy with the responsiveness of the building owner and building manager. Vital to our negotiations was the financial deal and we secured an outcome with a market incentive and a high quality fit out, which is fully furnished. Overall it's an outstanding deal.
There were times when we needed other experts to advise on the services to the tenancy, fit out quality, condition report as well as selecting a property lawyer. Kymbal was able to recommend good practitioners in these other areas of expertise to assist. This was especially important over the Christmas break.

I have worked with Kymbal Dunne of Knight Frank over the past three and a half (3.5) years on a range of property matters involving Viacom’s businesses – Paramount Pictures, MTV, Nickelodeon and Paramount Home Media Distribution in Sydney, North Ryde and Melbourne, Australia. Kymbal was originally recommended to me by one of our landlords in Sydney, Don Cannone at Dexus as someone who could provide a high standard of service and market knowledge to our business.
As I am based in New York managing our global property interest it is vital that I have a network of representatives in various countries that I can call upon to advise our business. Kymbal’s role at Knight Frank has been to assemble, orchestrate and lead a team of professionals who have provided services across Office Leasing, Sales, Valuation, Due Diligence, Global Corporate Services and Project Management. In the case of my Paramount project, the first step was to work through the needs of our two (2) local businesses and then come up with a property strategy. From there we worked together to collocate the two businesses to new headquarters space at Pyrmont. The process of bringing two (2) previously independent businesses together was typically difficult but I found that Kymbal’s teams were up to the challenge.
Once the task was complete the Paramount owned Sydney city HQ was available to be sold. Kymbal and his team convinced me that should be sold by Public Auction because of the strength of buyer demand. I accepted the recommendation and the property was widely marketed. The final price achieved was 29.5% more than our expectations. It was an unbelievable result from a very committed team of professionals. This process was replicated in Melbourne on a smaller scale but Knight Frank had the depth to manage the process in that market too and I was also very pleased with the outcome.
Kymbal always took the time necessary to fully understand the needs of an international company. Despite the time difference between our countries, he always found the time to connect live by telephone and made great efforts to keep me updated and apprised of the status and situations needing our feedback or intervention. He works diligently to make the deal that not only meets our corporate needs but is also a well negotiated economic transaction. For me, working with Kymbal goes well beyond just having “trust” and confidence in your agent.

After 30 years of long and continuous occupancy of our recently sold property in the Sydney CBD, Kymbal Dunne was engaged to provide property advisory services in the search for a new home. Having realised good returns with the recent sale, the brief to Kymbal was that we wanted to buy and to remain, preferably, within the Sydney CBD. During our search, led in all instances by Kymbal's wise counsel and knowledge of the commercial property market, we concluded that buying was not our best investment option now.
Kymbal remained engaged and supported us in what became a search for a lease property within the CBD. It was Kymbal's advice that brought us to the conclusion that leasing rather than buying was our preferred option in the current market. This proved to be a perfect scenario and solution for us, Kymbal remained with us in an advisory capacity throughout both the search the engagement with a prospective shortlist, through the final phases of a heads of agreement and contract agreement with our new landlord.

Kymbal was engaged by Alpha Vista to provide advice on sub-leasing options for our Sydney office. This was in an extremely difficult leasing market, with a short remaining lease term. Kymbal’s advice was to be aggressive in positioning the offering, in order for it to stand out from other competing offerings, representing outstanding value to potential tenants. It was then about helping the appointed agent to attract potential tenants.
Kymbal advised us to renegotiate the appointed agent's exclusive agency agreement and supervised their marketing campaign. Kymbal helped solve problems along the way and kept the appointed agent focused on achieving the objective.
