I launched my business, Broken Arrow Property Advisory in 2022, which is a boutique version of the Private Office concept. Private Office is high end property service crafted for valued clients.
Why broken arrow? Well, why not! It brings lots of discussion and laughter but in truth it’s a nickname which Knight Frank colleague, Aaron McGhee gave me because I like new ideas but am not afraid of destroying bad ones. Broken Arrow can mean many things from Indigenous American names to lost nuclear weapons. Its relevance to me though is that an arrow is a weapon but a broken one is not. When I take on new work, I quite often find that my clients’ goals are not necessarily aligned to the properties they control or desire. I love dealing in property and every property has opportunity, but I can often find that the property is sometimes ill-suited to the client’s objectives.
Fortunately, the world of commercial property and wealth creation is centred around logic and investment returns so the answers can be tested against the numbers.

Capability Statement
Broken Arrow is a new property advisory business created by Kymbal Dunne after 43 years of property industry experience. My history has involved residential property management, funds management, commercial property management and acquisitions but I am best known for my expertise as a marketer and negotiator of commercial property sales and office leasing where I have won many Real Estate Institute of NSW Excellence awards for Sales, Leasing and Project Marketing.
I studied for over eight (8) years and am a licensed real estate agent (Class 1), a registered valuer and an auctioneer. I am a committee member and past chair of the Commercial Chapter of the REI NSW, an associate of the Australian Property Institute and a member of Royal Institute of Chartered Surveyors. In 2012, I was awarded the REI NSW prestigious, Woodrow Weight award for outstanding service to the industry.
Consistently and over a long period in the property industry I have built a career as an employee of large International firms like Jones Lang Wootton and Knight Frank as well as national brands like Raine and Horne Commercial. I have also been a business owner and franchisee of LJ Hooker’s North Sydney business (later Hooker Corporate), Raine and Horne International and First Pacific Davies. From these experiences it was natural to create my own businesses of Pact and m2 Office Leasing which I built over a period of 20 years and in both cases on-sold.
My business experience is solid in senior leadership roles like Agency director/partner where I am used to consistently writing an individual revenue budget and managing a team. I have also been a Managing Director where I successfully merged two businesses into one and recreated culture, purpose and a collective energy.
More recently I created a cell within Knight Frank Australia called Client Solutions which focused on solving property problems and identifying opportunities. It had two focuses, to develop loyal clients through consistent service and to cross sell services of the business. This grew into a business activity which Knight Frank branded, Private Office. Private Office controlled the flagship international research report, The Wealth Report which has been published over the past sixteen years and is considered the best research by a property company on private investor trends in the world. My role was Partner, National Head of Private Office.
The purpose of Private Office was to consistently service Knight Frank’s most important private clients. There is a growing appetite amongst Ultra High Net Wealth individuals for knowledge and access to opportunities. It is therefore natural to developing business relationships with reliable experts. The private office journey also meant consistent international networking with other Knight Frank Private Office groups in order the meet international client needs. Consequently, I have a very good international network of colleagues in Knight Frank UK, Asia Pacific and across Australia. I have also colleagues in the Americas at Newmark and Douglas Elliman, in the Phillipines with Santos Knight Frank and in New Zealand with Bayleys. This gives me access and connections to an elaborate international network.
